Fast, Reliable Electrical Services in Lakelands

Almost everything in Lakelands has gone up since the mid 2000s, so the electrical work here is nothing like the older Mandurah suburbs. Nothing is perished or undersized. Instead it is handover defects, builder-grade fittings that were the cheapest option available, and owners finishing off everything the contract never included. Add narrow modern lot setbacks and it becomes a very specific kind of job. We hold WA Electrical Contractor Licence EC15334 and work to Australian Standards.

Common Electrical Issues We Fix in Lakelands Homes

New estates have their own problem list, and it has nothing to do with old wiring:

Flickering and buzzing dimmable downlights

Builders pair the cheapest dimmer with the cheapest LED and the two often will not talk to each other, which is why lights flicker, buzz or refuse to dim below half. We match compatible dimmers and fittings so they behave properly instead of guessing.

Knowing what the builder still owes you

New owners are often unsure which faults sit with the builder under warranty and which are simply upgrades they wanted anyway. We inspect, tell you plainly which is which, and put it in writing so you can go back to the builder with something concrete.

Theatre rooms and media walls

Most Lakelands homes have a theatre room roughed in with a single point and nothing else. We install the power, data and cabling for wall-mounted screens, projectors, speakers and subwoofers, with everything concealed rather than trailing down the wall.

Narrow setbacks and no access

Modern lots leave barely a metre down the side and garages are often built right to the boundary, so there is nowhere obvious to run new cable. We plan the route before starting and keep cutting and patching to the absolute minimum.

Finishing the outside after handover

Builders hand over a bare backyard, so the lighting, outdoor points and power for the alfresco, shed or spa all come later. We install weatherproof-rated gear on protected circuits, coordinated with your landscaper so cable goes in before the paving does.

Your Local Lakelands Electrical Experts

Lakelands is Mandurah's newest suburb, built out from the mid 2000s around the shopping centre, the schools and more recently the train station. It is almost entirely young families in homes under twenty years old, which means our work here is upgrades, finishing touches and handover problems rather than repairs to anything worn out. More than 200 five-star Google reviews from around the region back that up.

Lakelands Electrician FAQs

Clear answers to common residential and commercial electrical queries

Yes, Lakelands and the estates around it are part of our regular northern Mandurah run. Most jobs can be booked same-day or next-day, with emergency callouts available at any hour.

Almost always it is a compatibility problem rather than a fault. Builder-supplied dimmers and LED fittings are chosen on price and frequently do not suit each other. We work out which combination will run smoothly and swap the offending part, which is usually the dimmer.

It depends on the fault and where you are in the warranty period. We inspect it, tell you whether it is defective work or simply something that was never included, and give you a written description you can hand to the builder rather than an argument you have to have yourself.

Yes, and it is one of our most requested Lakelands jobs. We run power and data for the screen or projector, speaker cabling to where the seating actually is, and a subwoofer point, with everything concealed in the wall and switched sensibly.

Before the paving and decking go down, not after. Cable is far cheaper to lay in an open trench than to retrofit under finished hard surfaces, so we like to talk to you and your landscaper early and get the conduit in at the right stage.
